AI for estate agents, South Africa

Every property enquiry answered and qualified

IndunAI is an AI assistant for South African estate agencies and rental agents. It answers buyer and tenant enquiries on WhatsApp, your website chat and email, asks your qualifying questions, and books viewings into the right agent's calendar, or hands the enquiry to your team.

Hi, I'd like to view the 3 bedroom in Glenwood this weekend19:36

Happy to set that up. Before I look for a time, will you be buying with a bond or cash?19:36

Bond, pre-approved

Thank you. The agent for that listing can show you on Saturday 10:00 or 11:30. Which suits you?19:37

An illustration of the pattern. The question and its tap answers are the agency's own, and the times come from the agent's real calendar.

Qualifying

Qualifying buyers and tenants.

An enquiry is worth an agent's drive only if the person can buy or rent the property. The questions that tell you that are the same every time, so the assistant asks them first, the moment the message arrives, including at night and over the weekend.

Separate questions for buyers and tenants

Set up a buyer viewing and a rental viewing as two kinds of appointment, each with its own questions: bond or cash for a buyer, move-in date and household for a tenant. Answers you give as options arrive as buttons, and each one is kept in the person's own words.

The property they asked about

Make "Which property is this about?" one of the questions and the answer travels with the viewing onto the alert and the calendar entry. A first message that already asks about a property is answered, not met with a scripted welcome.

A clear no, in your words

Mark an answer that rules a viewing out, for example if you only show a property to buyers with a pre-approved bond or proof of funds, and the assistant says your own sentence and offers no time. The server enforces it, not the AI.

Ad leads, or only ad leads

A click-to-WhatsApp ad for a listing lands on the assistant, and each conversation records which ad it came from. If the number also carries your existing clients, it can answer only the people who came from an ad and leave everybody else to your agents.

Qualifying leads from ads works the same way as on the AI sales agent page.

Viewings

Booking viewings.

A qualified buyer who waits until Monday for a viewing time is still scrolling other listings. The assistant can offer a time from the agent's own calendar and book it in the same conversation.

Each agent's own calendar

Each agent can have their own Google, CalDAV or GoHighLevel calendar, and each kind of viewing can be limited to the agents who do it. A buyer who asks for a particular agent gets that agent or an honest answer that they are not free.

Checked, then booked

The server checks the time again at the moment of booking, so one agent is never booked into two viewings at once, and the calendar entry carries the answers to your questions.

Room to drive

Each kind of viewing can carry travel time around it, or after it only, so back-to-back viewings leave the agent time to get across town. Minimum notice, days away and public holidays are respected.

Reminded, and asked to confirm

Reminders go out on WhatsApp before the viewing. If you switch it on, the buyer is asked to confirm: a no frees the slot, and silence is raised with your team.

Moved or cancelled in the chat

A buyer can move or cancel their own viewing in the same conversation, and a cancelled viewing comes out of the calendar. More on this side is on AI appointment booking.

What it knows

What it knows, and what it does not.

An assistant is only as good as what it has been told, and an agency's stock changes every week. Be clear about this before you switch one on.

It answers from what you load

You give it the facts: the areas you cover, how viewings work, what a tenant needs to apply, your fees for landlords. They go in as knowledge cards you can fill from your own documents and edit at any time.

It does not watch your listings

It does not read your listings from a portal or your website, so it cannot know on its own that a property sold this morning. Availability is a question for an agent, unless you keep what it knows up to date.

No portals, no screening, no FICA

There is no connection to Property24, Private Property or any other portal, and it does no credit checks, tenant screening or FICA verification. It asks your questions and can collect documents on a form; a person does the checking.

GoHighLevel is the one CRM

If your agency runs on GoHighLevel, each enquiry, stage, tag, viewing and note can be filed there as it happens. Other property CRMs are not connected; that would be a custom build, scoped and priced as a project.

When an enquiry needs a person, your team is alerted and the whole conversation is in the dashboard. With WhatsApp's coexistence option your agents can keep answering from the WhatsApp Business app on the same number, and a reply from the app pauses the assistant in that chat.

FAQ

Fair questions.

Can it book viewings?

Yes. It offers times from the agent's real calendar, Google, CalDAV or GoHighLevel, books the viewing, confirms it and can remind the buyer or tenant before it. You decide which questions must be answered first, and it does not offer a time until they are.

Does it connect to Property24 or Private Property?

No. It has no portal connection and does not read your listings. An enquiry reaches it when the buyer or tenant messages your WhatsApp number or uses the chat on your website. It knows what you load into it, and you keep that current.

Can it screen tenants?

It can ask your screening questions, such as move-in date, income and who will live in the property, and it can collect supporting documents on a form. It does not run credit checks, verify documents or decide who gets the property. A person does that.

Can it tell a buyer whether a property is still available?

Only if you have told it. It does not watch your listings, so the safer set-up is to make availability one of the topics it hands to your team, who then see the whole conversation in the dashboard.

Where is buyer and tenant information kept?

In your own isolated instance, hosted in Johannesburg, with its own database. The AI model that writes the replies runs outside South Africa. On our provider account, the provider's API terms mean content sent through the API is not used to train its models; on your own AI key, your provider's terms apply instead.

What does it cost?

R1 450 a month including VAT for up to 300 conversations, or R2 250 a month for 300 to 500, plus a once-off R2 500 setup to connect and configure the assistant as it is, set up around your agency. The Managed plan is R4 995 a month with setup included, 2,000 conversations a month and build items you ask for within reason. Bigger work on top is scoped in writing and priced once you have signed up, and Meta's WhatsApp fees are separate.

Does it answer the phone?

Not today. It answers WhatsApp messages, your website chat and email, and it transcribes and answers WhatsApp voice notes. It does not answer a phone line and it does not make calls. Answering WhatsApp voice calls is built and on its way, but it is not switched on for any business yet.
